OUR COMMUNITIES:

Where are your properties located?

All of our communities are located in Boulder, CO. Most are in the Goss-Grove and Central Boulder neighborhoods, with properties also in North Boulder (Elder Square) and the Baseline/Park East area (Mohawk Green and Mohawk Junior). Our main office is at 2737 Mapleton Ave, Boulder, CO 80304.

What apartment sizes do you offer?

We offer studios, 1-bedroom/1-bath, and 2-bedroom/1-bath & 2-bedroom/ 2-bath floor plans across our portfolio. Square footage varies by property: 1-bedrooms range from approximately 350 to 740 sq ft, and 2-bedrooms range from approximately 850 to 900 sq ft.

Do you allow pets?

We are happy to welcome cats with no additional fees! We allow up to 2 cats per apartment. There is no pet deposit, no pet fee, and no additional pet rent required. Meow-wow!

Service animals are accepted with the proper documentation.

Do you have a resident referral program?

Yes! From time to time we offer incentives for our residents to refer their friends. When they move-in, you receive a rent credit. Keep an eye out for when we run these promotions.

What are your office hours?

Our office is open from 8am to 8pm on weekdays, and from 9am to 6pm on Saturdays and Sundays.

Who owns the apartments?

Boardwalk Realty has proudly owned and managed all of our buildings in Boulder for over 40 years. We do not manage on behalf of other owners or private owners.

Do any properties have a pool?

Mohawk Green, in the Park East neighborhood, boasts an outdoor swimming pool. Residents of Mohawk Junior also have full access to the Mohawk Green grounds, which include basketball and volleyball courts, picnic tables, and grills.

LEASES AND AVAILABILITY

What is the application process?
In order to secure an apartment, you will need to submit an application and proof of income. We require 2x the monthly rent and we accept guarantors at 3x the monthly rent. We run a credit & criminal background check on all applicants and guarantors. Once your application is submitted, it takes about 48 hours to be approved or denied.
When should I apply if I want to move in for August?

For August move-ins across the majority our portfolio, we recommend reaching out starting in late April/early May.

However, for Broadway Apartments, 2019 Grove St., and Creekside Apartments specifically, these properties pre-lease exclusively for August start dates, starting in November of the prior year and are typically fully leased by February

Do you offer any move-in specials or concessions?
We periodically offer specials at select communities. Availability varies by property and season — contact us directly to ask about current offers.
How long are your leases?
All leases are 12-month terms. Most leases expire at the end of July, though some end in May or June. Leases auto-renew unless a 60-day notice is submitted before the end of the term. Boardwalk provides residents with 60 days’ notice of any rent increases, as required by law.
What is pre-leasing?
We pre-lease several of our student apartments (Broadway Apartments, 2019 Grove St., and Creekside Apartments ) beginning in November for the following school year. During this time, we may show your units to prospective units with a reasonable notice ahead of time.
How do I give notice to move out?
A written 60-day notice is required before the end of your lease. We send a renewal notice 90 days in advance. If notice is not submitted within that window, your unit will go back on the market at the end of your lease. Please reach out to our office for questions.

FEES AND DEPOSITS

What fees are due at application?
A Reservation Fee equal to one month’s rent is due at application. This fee serves as your security deposit at move-in.
What situational fees might I encounter during my tenancy?

Laundry — $1.00 per load, quarters only, at properties with on-site laundry.
Lock-Out Fee — $90-$120 per occurrence, after-hours lockouts require a private locksmith.
Pest Control — $100 per occurrence when the resident is unprepared.
Sublet Fee — $250, charged at the time of sublet.
Legal Fees — $300-$700, varies by situation.

What are the move-in costs?
Security Deposit — equal to one month’s rent (transferred from your reservation fee) and your first month’s rent.
What are the monthly utility costs?
Utility Bundle (water, sewer, gas, trash and billing) — sub-metered by unit paid to the office with your rent each month.
Electricity — based on usage, paid directly to Xcel Energy.
Internet — based on chosen package, paid directly to Comcast.
On average, utilities range from $150-$200/mo for studios and 1-beds, $200-$300/mo for 2-beds.
All fees and deposits are subject to change.

AMENITIES AND MAINTENANCE

Which properties have on-site laundry?
Nearly all of our properties have on-site coin-op laundry. The only two exceptions are Goss Street. and Canyon Place — a laundromat is located about 2 blocks away from both. Every other community has shared on-site laundry available.
Do you have on-site maintenance available?
Yes, we have 2 full-time maintenance team members that split our properties so work orders are answered in a timely fashion. We have a 24/7 emergency maintenance service so all emergencies are handled ASAP.
Do any units have air conditioning?
Several of our properties have wall-unit A/Cs.

The Cove, Creekside, Mohawk Junior (central A/C) Mohawk Green , Pepper Park, 1920 Canyon Blvd., and 2019 Grove St. all have A/C.

At Spruce Park, A/C is available in middle and top floor units only.

The properties that do not have A/C are Elder Square, Broadway, South Street., Canyon Crest, Goss Street., Canyon Place, and Goss Commons. This can sometimes vary by unit so please confirm with our experienced team about the specific unit you are interested in.

Do units have a balcony or patio?
Most of our units include a balcony or patio for private outdoor space.

At 1920 Canyon, the 2nd floor units have balconies.
Broadway Apartments, balconies are available on the 2nd and 3rd story units.
Canyon Crest enjoys oversized patios & balconies.

All other properties include a balcony or patio except for Mohawk Green, Goss Street, and Canyon Place. Please confirm for the specific unit you are interested in.

Are there any unique features?
South Street apartments has interior hallway access to the units.
The Cove, Spruce Park and Canyon Crest have vaulted ceiings on the top floor.
Goss Commons was recently renovated on the interior and the exterior.
Many of our properties have amazing views of the Flatirons, depending on the location of your unit in the building.
Is parking available?
Parking is available at all properties.

Elder Square offers assigned parking spaces with covered parking and garage options available.
Mohawk Junior offers assigned spaces.
Broadway provides parking passes.
Canyon Crest has covered garage parking on the ground floor.

All other properties have on-site parking or off-street parking available. Contact us for specifics at the property you are interested in.

What happens if I'm locked out after-hours?
For after-hours lock outs, please call a private locksmith. Boardwalk will also charge $90-$120 per occurrence to rekey the lock.
Do the apartments have a dishwasher?
All units at our properties include a dish.washer, either compact or full-size, except Broadway Apartments, Canyon Place, Goss Street & Grove Street
Do any units have a fireplace?
Fireplaces are available at 1920 Canyon, 2019 Grove, Broadway, Canyon Crest, Canyon Place. Creekside, Elder Square, Goss Commons, Goss Street, Pepper Park, South Street, Spruce Park & in 2BRs at The Cove. Please confirm availability for the specific unit you are interested in.
Do any units have walk-in closets?
Yes, walk-in closets are available at Canyon Crest, Goss Street & the larger 1BRs at Mohawk Green.
What type of heat and hot water do the properties use?
Properties with gas heat and hot water: Elder Square, Broadway, The Cove, Creekside, Mohawk Junior, Mohawk Green, Canyon Crest, 2019 Grove St., and Goss Street.

Properties with electric heat and hot water: Spruce Park, South Street Apts., Pepper Park, 1920 Canyon Blvd., Canyon Place, and Goss Commons.

NEIGHBORHOOD AND TRANSPORTATION

What transportation options are nearby?
All communities are near RTD bus routes, including the high-frequency SKIP, BOLT, and DASH lines. Most Goss-Grove and Central Boulder properties are walkable to Pearl Street, downtown, and CU campus. Bike racks are provided at almost every community, and Boulder’s extensive bike lane network makes cycling a practical daily option.
Is the location convenient for commuting to Denver?
Yes — especially Mohawk Green and Mohawk Junior – they are near Foothills Parkway, making it easy to access US-36 toward Denver, Broomfield, and Superior. All communities are also served by RTD bus routes that connect to the regional transit network.
What is nearby for everyday needs?
Depending on your community, you’ll have easy access to Whole Foods, Trader Joe’s, King Soopers, Safeway, Target, Sprouts, CVS, and Walgreens. The 29th Street Mall is convenient for Central Boulder and Baseline-area residents. Pearl Street is walkable from most Goss-Grove properties and offers a wide mix of dining, shopping, and entertainment.

Mohawk Green and Mohawk Junior are directly across from The Meadows shopping area.
